We manage construction projects from concept to completion – bringing together property development, design coordination, pre-construction and construction under one roof. We call it Total-Build approach. We can join the project at any stage, but the most value comes when we are involved from the beginning. Early involvement allows us to plan, price, and guide the project alongside you and the design team from the start, saving time, money, and stress down the road.

Planning & Development

During this phase we help assess the feasibility of the project – evaluating the site, understanding zoning requirement and bylaws and identifying potential risks and constraint early. We support you in defining the project goals, design, budget and timeline expectations.

Pre-Construction

We assist in selecting the project’s design team and work closely with them to provide real-time input on constructability, cost, quality, value engineering, and schedule. This early collaboration helps reduce design-related changes during construction—saving time and money.

Once the design is developed enough, we begin coordinating permits and preparing for tender and construction, even if the full design isn’t finalized yet.

Construction

We can begin construction before the final “Issued for Construction” (IFC) drawings are complete—overlapping phases to move the project forward faster. During this stage, budgets are based on estimates and historical data and may shift as details evolve.

Once IFC drawings are complete, we lock in a final price and take on the responsibility of delivering the project within that budget. Throughout construction, we manage the site, schedule, cost, quality, trades, safety, change orders, and more—until final handover.
